Not sure which size fits your block?

Tell us your block dimensions and what you need the space for, and we'll point you to the right half expander model — no guesswork required.

What Is a Half Expander?

A half expander is a factory-built home that travels compact and opens out on site, with a narrower opened width than a full expander. Our half expanders fold to around 2.3m wide for delivery and open to around 4.5m wide, giving you a complete 1 or 2 bedroom home with a kitchen and bathroom from a footprint that suits smaller blocks.

Perth Dynamic Solutions builds its half expanders in Western Australia to Class 1A standards, so they can go through council approval as a permanent dwelling. Choose from Cubby & Co (27m²), the Ancillary (40.5m²) or the Little Lot (53.1m²).

Half Expander vs Full Expander

Not sure whether a half or full expander suits your block? A half expander opens to around 4.5m wide, while our full expanders open to around 6.3m wide with floor areas from 36m² to 80m². If your block is narrow or space is tight, a half expander is usually the better fit. If you have the width, a full expander gives you more room.

Half Expanders for Small Blocks and Granny Flats

A half expander granny flat is a practical choice when your backyard is narrow, access is tight, or you simply don't need a large footprint. Owners use them as a granny flat for family, a guest or rental unit, a home office or a compact permanent home. All three half expander models sit within WA's 70m² limit for ancillary dwellings under the Residential Design Codes. Tell us your block dimensions, and we'll point you to the right model.

You can buy half expanders in WA from modular and portable home builders, relocatable home suppliers, and national dealers that deliver to the state. Perth Dynamic Solutions builds its half expanders in Western Australia and delivers Australia-wide. To get started, pick a model above or book an appointment and tell us your block dimensions. Whichever supplier you choose, compare what's included, whether the home is built to Class 1A standards, who handles council approval, the lead time, and the warranty.

A mix of local modular builders and national suppliers sell expandable homes in WA, and the products vary a lot in size, finish, and compliance. Perth Dynamic Solutions is a WA-based company that designs and supplies Class 1A half expanders, with council approval assistance and a 2-year warranty. When comparing companies, ask whether the unit is built to Class 1A standards, because that affects how it can be approved and used.

Prices depend on size, finish, and whether the unit is built to Class 1A standards. Our Class 1A half expanders start from $45,000+GST for Cubby & Co (27m²), $60,000+GST for the Ancillary (40.5m²) and $75,000+GST for the Little Lot (53.1m²). Budget for council approval assistance (a flat $4,500 fee), site preparation, and service connections on top. Book an appointment for a quote based on your block.

Yes, though most WA suppliers sell expandable homes as one part of a wider range. Perth Dynamic Solutions has a dedicated half expander range for properties that don't have room for a full expander, engineered in WA. Look for a supplier that can show completed projects, explains exactly what's in the price, and guides you through the approval process.

Yes. A half expander used as a dwelling needs a building permit, and planning approval depends on your block and how the home will be used. Ours are built to Class 1A standards so they can be approved as permanent homes, and our council approval partner guides your project through the shire application process for a flat $4,500 fee.
